How do I check a Dubai broker is licensed by RERA?

Dubai Broker Check: Search the RERA Broker Register

Dubai Land Department (DLD) publishes the list of real estate brokers licensed by the Real Estate Regulatory Agency (RERA), searchable on its website and in its Dubai REST app (page read 12 October 2026). A broker's RERA card can be checked in the Dubai REST app, and the brokerage office's trade licence through DLD's Trade License Search.

RERA is the Real Estate Regulatory Agency, part of Dubai Land Department. Dubai REST is DLD's app for property services.

Where is the list of licensed brokers?

DLD's Licensed Real Estate Brokers service page says it lets a customer view the list of real estate brokers licensed by RERA in Dubai (page read 12 October 2026). It names two channels, the Land Department website and the Dubai REST app, and lists the service time as immediate. No fee and no documents are listed.

The list page has a search box. Its hint says a visitor can search within brokers, offices, mobile number, area and ORN. The filters it shows are:

  • all brokers, mortgage brokers, lease brokers and sale brokers;
  • nationals and Group A;
  • offices, by project and by area.

It also has an Export button. The plain download of that page, read 12 October 2026, showed the search form but no broker entries, so Keyva did not run a search there and does not describe what a result shows.

How do I check the broker's own card?

DLD's Ecard verification service verifies the e-card that RERA issues to everyone who practises a real estate activity in Dubai (page read 12 October 2026). The service page names the Dubai REST app as its channel. Its steps are to select the service, choose the card type, enter the card number and read the information shown.

The web form for the same check asks for two fields, card type and card number, and gives "Broker Card" as an example of a card type.

DLD's FAQ says a broker must be registered in the brokers registry and hold a broker card from RERA (FAQ read 12 October 2026). It says the validity of a broker card follows the validity of the licence.

How do I check the brokerage office?

Two DLD services cover the office rather than the person:

  1. Licensed real estate brokerage companies, a list of brokerage companies licensed by RERA in Dubai, on the website and in Dubai REST;
  2. Trade License Search, which the page describes as a search of trade licence numbers registered with DLD and a check of their validity.

The Trade License Search form asks for a licence number. Its result template lists the company name, licence number, issue date, expiry date, phone, email, address and licence activities (form read 12 October 2026).

DLD's FAQ says brokerage offices are classified as gold, silver, bronze or general. DLD's page about the Dubai REST app says the app gives details of real estate brokers and their performance levels, and of real estate offices and their classifications.

What does a licensed broker need?

DLD's FAQ, read 12 October 2026, lists these conditions for working in brokerage:

  • a real estate brokerage licence;
  • registration in the brokers registry;
  • a brokerage card, and compliance with the rules and regulations.

The FAQ adds that no individual may practise real estate brokerage before applying for a licence from RERA. It names two categories of broker: brokerage in leasing properties, and brokerage in buying and selling.

What should the brokerage contract say?

DLD's FAQ says a brokerage contract must state the parties' details, the property details, the agreed amount, the commission rate and the date of registering the property with DLD (FAQ read 12 October 2026). It notes that the contract moved to the Dubai REST app.

On commission, the FAQ says it is set by the agreement, and by prevailing custom where the agreement says nothing. It says the broker receives the commission after the sale contract is concluded and registered with DLD, unless the brokerage contract says otherwise. It also says a broker may lose the right to claim a commission if the broker is found not to be licensed by RERA.

What about adverts for new projects?

DLD's FAQ says a developer needs a permit from RERA to advertise a real estate project (FAQ read 12 October 2026). DLD's Verify License and Permits service verifies the electronic copy of licences and permits issued through the Trakheesi system. Its form asks for a transaction type and a transaction number.

Where can I complain about a brokerage?

DLD's FAQ says a complaint against a real estate office can be registered on DLD's website or in the Dubai REST app (FAQ read 12 October 2026). The conditions it lists:

  • the complaint is against a real estate company licensed in Dubai;
  • it concerns a real estate violation, not a contractual claim between the parties;
  • supporting documents and proof of identity are attached.

The FAQ says complaints about cancelled reservations, compensation, refunds and contractual disputes are not considered. It says disputes about contracts concluded more than six months earlier are not considered either, and that lease disputes go to the Rental Disputes Center.

Keyva's own pages

Keyva's listing check looks an agent up in a dated copy of the Land Department's broker register, and says a match means registered, not vouched for. It does not replace the search on DLD's own list.

Keyva is independent and is not part of, or endorsed by, the Dubai Land Department.
