The prices and rents are recorded sales and rent contracts, the lending cap is the Central Bank's with its source, the service charge is a budget on record with its year, and capital growth is three rates this area actually recorded rather than one somebody assumed. Where a figure cannot be backed up you will see the reason instead of a number.

What this run does not include

  • A yield after service charge worked out on an assumed charge. Charges are set per building and the figure here is the middle of an area's budgets on record, so ask for your building's and put it in.
  • Any claim about what prices will do. The three growth rates are what happened, and how we compare sets out how many sales each figure needs and the period it covers.
  • An asking price. These are the prices recorded on transfer; asking against actual puts the two side by side.
