Where the figures come from

Every figure on Keyva comes from a named public register, not from a listing site, a survey, or an estimate of our own.

Each one is credited where you read it: the publisher's name sits under the number, together with the date on the file it was taken from, so you can see how old the record is before you rely on it.

These are the publishers whose records the site carries.

Dubai Land Department
The Land Department's records of property in Dubai — sales and other registrations, rent contracts, projects, buildings and units, and the registers of brokers, offices and valuers. Published as open data through Dubai's open data portal and reused here with attribution.
Dubai Statistics Center
Two tables of totals built from the same registrations: quarterly totals of property deals, and yearly totals by type of deal. Where a figure comes from one of these, the credit under it says so.
Digital Dubai
Digital Dubai runs the open data portal these records are published through.
Department of Land and Real Estate Regulation, Ajman

Real Estate Units Sales (unit sales by quarter), published as open data on data.ajman.ae under CC BY 4.0 (its page on the portal). What Keyva changed: Project names tidied to one spelling each, and sector and district names folded where Ajman spells the same place two ways (for example "Eastern" and "East"); Unit type and rooms-count spellings (such as Studio and STUDIO, or unknown and Unavailable) folded to one key each; The sector and district columns put right in any quarter where the file has its Arabic and English columns swapped; Repeated rows for the same project, quarter, unit type and rooms count added up; Totals added up across quarters, and across projects for district, sector and emirate figures; Averages computed by Keyva as the total divided by the count, rounded to the nearest dirham.

Real Estate Projects (project register), published as open data on data.ajman.ae under CC BY 4.0 (its page on the portal). What Keyva changed: Project names tidied (spacing and hidden characters), and English and Arabic names put right where the register has them swapped; Status spellings folded to one (such as "Under Construction" and "Under construction"); Sector and district names folded to the same keys as the sales file (for example "Zorah City Sector" and "Zorah" are one sector); The register's half-yearly snapshots read to find each project's newest entry and whether the project is in the newest snapshot; a project's status is that of its newest entry; A project's developer, unit count, sector and district are taken from its newest entry whose columns are in line; where the newest entry's columns sit one place out of line (35 rows in one snapshot), they come from an older snapshot, and are blank for a project with no entry in line; The register's placeholder words ("none", "unknown") read as no value; Matched to the sales file by project name only, never by a guess; projects only the sales file names added from it; For a project only the sales file names, the sector and district are taken from the sales file's rows only where every row agrees and none is empty; otherwise they are left blank; For each project, whether the sales file lists a sale transaction for it, and its first and last quarter with one, read off the sales file's rows.
