Where your budget reaches

What can you afford, and where?

Put in a figure and a size. Every Dubai area whose typical recorded home of that size sits within it comes back, most-traded first, with the number of sales or contracts behind each figure and the size you would typically get for the money. A purchase budget is set against recorded sales, a yearly rent budget against Ejari rent contracts .

Size

Home type

33 areas where the typical price for a 1 bed apartment is within AED 1,200,000 — most-traded first, over Oct 2025 – Sep 2026.

Every figure is the typical price of a completed home sale of that size in that area over Oct 2025 – Sep 2026, from Land Department records. An area appears only where at least 10 sales are behind it, so somewhere quiet is missing rather than guessed at. A typical price is the middle one, so half of what sold was dearer — and the typical size beside each figure is what tells you whether a low price means a cheaper area or just a very small home. Off-plan launches are excluded: they are a payment plan on a building, not a home to move into.

Your budget

The projects where the typical rent for a new let of your size was at or under your yearly figure — what tenants agreed to pay, from Ejari rent contracts. Recorded tenancies, not adverts: it says what a home here went for, not what is vacant today.
