Golden Visa eligibility for UAE
Sets a property value beside the minimum capital u.ae lists for “Investors (in public investments or real estate)” (AED 2 million, read 9 October 2026). It does not say whether a visa will be granted.
Keyva does not know which value the authorities count. The pages Keyva read on 9 October 2026 do not say whether mortgaged or off-plan property counts, or whether several properties can be added together. Check with the Dubai Land Department or ICP before relying on a figure.
Type a property value above to set it beside the figure u.ae lists. Nothing is compared until you do.
What the pages Keyva read say
- • u.ae lists a minimum capital of AED 2 million for “Investors (in public investments or real estate)”, in the same cell as “property ownership or contribution to an establishment paying at least AED 250,000 annually in taxes”. On the page: Main Requirements: “Minimum capital of AED 2 million; property ownership or contribution to an establishment paying at least AED 250,000 annually in taxes” (u.ae (UAE Government portal) — Golden visa, read 9 October 2026).
- • u.ae names property ownership in that cell, as one of two things joined by “or”. On the page: Main Requirements: “Minimum capital of AED 2 million; property ownership or contribution to an establishment paying at least AED 250,000 annually in taxes” (u.ae (UAE Government portal) — Golden visa, read 9 October 2026).
- • u.ae lists a residency duration of 5 years for real estate investments. On the page: Residency Duration: “5 years (real estate investments)” (u.ae (UAE Government portal) — Golden visa, read 9 October 2026).
- • u.ae describes the Golden Visa as a renewable residence visa. On the page: “a long-term, renewable residence visa valid for 5 or 10 years” (u.ae (UAE Government portal) — Golden visa, read 9 October 2026).
What they do not say
- • whether a mortgaged property counts towards the minimum capital
- • whether an off-plan property counts towards the minimum capital
- • whether several properties can be added together to reach the minimum capital
- • whether a co-owner counts the whole property or only their own share towards the minimum capital
- • which value the authorities count (the price paid, the registered value or a valuation)
- • whether it matters if the property is freehold or leasehold
Ask the Dubai Land Department or ICP.
u.ae lists, for “Investors (in public investments or real estate)”: “Minimum capital of AED 2 million; property ownership or contribution to an establishment paying at least AED 250,000 annually in taxes”, and 5 years for real estate investments (u.ae (UAE Government portal) — Golden visa, page updated 28 July 2026, read 9 October 2026). Common questions
Published rules as quoted from the pages named, with the day each was read. Not figures measured from the Land Department register.
- What minimum capital does u.ae list for Golden Visa investors?
- u.ae's table has one row for “Investors (in public investments or real estate)”. Its main requirements read: “Minimum capital of AED 2 million; property ownership or contribution to an establishment paying at least AED 250,000 annually in taxes”. The AED 2 million is listed for that whole row, not for real estate alone, and u.ae does not say which value of a property is counted. - How long does the Golden Visa last for real estate investors?
- u.ae lists 5 years for real estate investments and 10 years for public investments, and describes the Golden Visa as a renewable residence visa valid for 5 or 10 years (read 9 October 2026). Source: u.ae (UAE Government portal) — Golden visa, page updated 28 July 2026, read 9 October 2026.
- Does a mortgaged or off-plan property count toward the minimum?
- The pages Keyva read on 9 October 2026 (u.ae, ICP and Dubai Land Department) do not say whether mortgaged or off-plan property counts, or whether several properties can be added together. Ask the Dubai Land Department or ICP.
- What does Dubai Land Department say about a residence for a property worth under AED 2 million?
- Dubai Land Department has its own 2-year investor residence, for property ownership within the Emirate of Dubai. It is not the Golden Visa. Its page says, under Eligibility Criteria: “1- Individual Ownership: The property owner is allowed to apply for the issuance of a license and residency visa, regardless of the property value.” and “2- Joint Ownership: A co-owner of the property is allowed to apply for the issuance of a license and residency visa, provided that their share value is not less than AED 400,000.” Being allowed to apply is not the same as being granted a visa. The Land Department decides each application. The AED 2 million minimum capital u.ae lists is for the Golden Visa, not for this investor residence.
