Dubai price per sq ft by area, October 2025 to October 2026

Keyva TeamSeptember 7, 2026

Dubai Land Department data shows the home sales registered in Dubai from 8 October 2025 to 6 October 2026. The table lists the ten areas with the most registered home sales over those dates, with ready and off-plan sales shown apart.

Off-plan means sold before the building is finished. Ready means a completed home.

Why compare price per square foot?

Two apartments can be listed at the same price and differ a lot in size. Price per square foot divides the price by the registered size. That makes homes of different sizes easier to compare.

It does not adjust for age, floor, view or the size field used.

Median = the middle sale price per square foot when the area's sales over these dates are put in order. Price per square foot is the registered price divided by the size in the registration. Entries outside AED 200 to 20,000 per sq ft, or under AED 100,000, are left out as not plausible sale prices. Ready and off-plan sales are shown apart because they are different stock. Late-filed sales may still be added for September and early October 2026.

What does the table show?

In Dubai South, 14,686 of the 15,907 home sales registered from 8 October 2025 to 6 October 2026 were off-plan, according to Dubai Land Department data.

The table shows where registered home sales were concentrated over these dates, and the middle price per square foot in each area.

What does a median not tell you?

A median price per square foot does not say whether an area is cheap or expensive. It does not take account of rents, how easy homes are to resell, or the mix of home sizes sold.

A median is not a valuation of any one home. Within each area, prices differ by building, age, floor and view.

The areas directory and the compare page show registered sales by project and building. Keyva also has a rent and buy comparison page.
