Dubai sales by property type, Oct 2025 to Oct 2026

Dubai Land Department data shows 178,199 sales registered in Dubai from 8 October 2025 to 6 October 2026, after leaving out entries outside a plausible price range. Of these, 140,770, or 79%, were apartments.

How did registered sales split by property type?

Median means the middle price per square foot when the sales of that type over these dates are put in order. Price per square foot is the registered price divided by the size in the registration. Late-filed sales for September and early October 2026 may still be added.

Why is the townhouse count so small?

Over these dates, Keyva's copy of DLD's data holds 9 sales typed as townhouses, against 13,623 typed as villas (read 9 October 2026). Keyva has not checked why so few sales carry the townhouse type. The figure is not a count of all townhouse sales.

What does a median per square foot not show?

A median price per square foot is not a valuation. It does not adjust for location, age, size or view. A plot's price per square foot is a price for land with no finished building. A villa's includes land and building.

Different types are different stock, so their medians are not a like-for-like comparison of value.

What does the volume of sales show?

The number of registered sales shows how many sales of each type were recorded over these dates. It says nothing about future prices.
