How do I verify a Dubai title deed?

Keyva TeamOctober 15, 2026

Dubai Land Department's Verify Title Deed service checks whether a title deed (Certificate of Title) issued by DLD is valid, on DLD's website or in the Dubai REST app. Its web form asks for the title deed number, the title deed year and the property type, and in a second mode the owner's name as well (form read 12 October 2026).

DLD is the Dubai Land Department. Dubai REST is DLD's app for property services.

What does the verification form ask for?

DLD's Verify Title Deed service page says the service lets customers verify the validity of a Certificate of Title or title deed issued by the Land Department (page read 12 October 2026). It names two channels, the Land Department website and the Dubai REST app, and lists the service time as immediate. No fee is listed.

The form has two tabs:

  • Validate Property: title deed number, title deed year, and property type (land, unit or villa);
  • Validate Owner and Property: the same three fields plus the owner's name.

Both tabs have a captcha. The plain download of the form, read 12 October 2026, showed the fields but no result, so Keyva did not run a check and does not describe what a result shows.

Why does registration with DLD matter?

DLD's FAQ says DLD is the sole legally authorised body to register and document real estate transactions in Dubai (FAQ read 12 October 2026). It says real estate transactions not registered in DLD's registers are considered invalid. On mortgages, it says a mortgage is not valid unless it is registered with DLD.

Where is a title deed issued?

DLD's FAQ says title deeds are issued at DLD and at the Real Estate Registration Trustee centres (FAQ read 12 October 2026).

What does a title deed show?

The DLD pages read on 12 October 2026 do not describe the layout of a title deed, so this guide does not list its contents. Two FAQ answers touch on it:

  • the owner's number is usually shown on the title deed opposite the owner's name;
  • the square metre is the unit of measurement adopted in Dubai.

For converting, the FAQ says to multiply an area in square metres by 10.7639104 to get square feet (FAQ read 12 October 2026).

When does an off-plan buyer get a title deed?

DLD's FAQ says developers must register a completed project with DLD as soon as they receive a completion certificate (FAQ read 12 October 2026). Units that are fully paid for then move from the initial register to the real estate registry, and the title deed is issued.

DLD's Request to complete the initial procedures data page, read 12 October 2026, lists AED 250 for the title deed, AED 250 for the map of a unit or villa, and AED 10 each for the knowledge and innovation fees, where the registration fee was collected earlier. It gives the output as an electronic title deed and an electronic map, within 6 business days.

How do I prove ownership to someone else?

DLD's To Whom It May Concern Certificate service issues a certificate of property ownership on request (page read 12 October 2026). Through the Dubai REST app or DLD's website, it lists AED 50 for each letter plus an AED 10 knowledge fee and an AED 10 innovation fee, with no documents required (page read 12 October 2026). At the trustee centres, it adds a service partner fee of AED 50 plus VAT (page read 12 October 2026).

DLD's FAQ also describes a government enquiry system through which certain Dubai Government departments can check a person's property for themselves.

What if a detail on the deed is wrong?

DLD's Title Deed Modification service lets an owner apply to change ownership data: to correct a name, or to update a nationality, a passport number and date of birth, or a place of birth (page read 12 October 2026). The fees it lists are AED 250 for issuing the title deed certificate, AED 10 knowledge fee and AED 10 innovation fee (page read 12 October 2026). It is offered at DLD's main branch and the Real Estate Services Trustee centres, and the new deed is sent as a link by email.

For an area that differs between the initial register and the issued title deed, the FAQ says the contract area and the registered area are compared, using the engineering drawings where available, and the investor is directed to the Legal Affairs Department for advice.

Keyva's own pages

Keyva's listing check sets an asking price against sales recorded with the Land Department and looks up an agent's licence. It does not read or check title deeds; that is DLD's Verify Title Deed service above.

Keyva is independent and is not part of, or endorsed by, the Dubai Land Department.
