Plans

Reading · Workflow · Client book and client notes · Seats

Every figure on Keyva comes from public registers, dated and counted. The pages stay open to everyone. An account gives you depth on the page you are reading. Plus adds the working tools for anyone checking more than one property: agents, agencies, buyers and owners alike.

Free account

For buyers, owners and anyone checking a property.

  • More of every page you are already on: quarters 5 to 8 and year-on-year, the full monthly series since 2003, the middle half of rents and the monthly rent trend, sales by unit size, net yield for every size.
  • On building pages: the 20 newest sales and the units the register lists, with the like-for-like column where the register has one. On project pages: closing costs and payment-plan arithmetic.
  • Tools without a monthly limit, the count of comparable sales behind each check, compare up to 4, and your checks saved.
  • Ask Keyva: 30 questions a day, threads saved.
  • Email alerts on up to 3 areas, sent only when the register moves there.

Price: free.

Plus, for anyone checking more than one property

Who it is for: Plus is for anyone checking more than one property: buyers, owners, agents and agencies alike. The client notes, seats and client book are included for everyone, whether or not you work with clients. If you check one property, the free account and the independent report are enough.

Reading

  • Every registered sale of a building, since the first, sortable; a project's registered home sales.
  • Registrations by procedure in each area for the last 12 months; the ready-only trend; the full developer premium table.
  • Reserve-fund and cluster detail on the service-charge index; project-level monthly rents where Ejari names the project.

Workflow

  • Compare up to 8 side by side.
  • CSV files of aggregate tables. Files of individual rows are not offered yet.
  • Ask Keyva: 100 questions a day, 90-day memory.

Client book and client notes

  • Watch any number of areas and buildings, with one digest by email each Monday.
  • A one-page client note for any check: the figures, the record counts and the date they were read.

Seats

  • One seat per person. One account can hold several seats.

A workspace of five seats: AED 999 a month.

What Plus does not buy. No badge. No placement. No ranking. Nothing on a public page changes because you pay: a buyer sees the same pages you see.

Price: AED 299 per seat per month; AED 999 per month for a workspace of five seats; AED 2,990 per seat per year (ten months' price, two months free). Cancel any time.

By starting Plus you agree to the Terms, including the Subscriptions section.

What we hold, and where it is thin

We would rather you knew this before paying.

  • Units: the units register covers 44% of our building pages. On the rest there is no unit table.
  • Rents by project: Ejari names a project on about 18% of rent contracts, so project-level rents exist only where it does.
  • Service charges: the budgets we hold run from 2019 to 2026.
  • No register carries a unit's own sale or rent history, so we do not offer one.
  • Thin figures are shown with a red (i) giving the record count.

The independent report

A desk report on one property: AED 1,500. With a site visit: AED 3,500.

A Plus member pays 20% less for a report.

Every report buyer, Plus or not, gets 90 days of Plus (an extension of 90 days when already on Plus).

The report is not a valuation and not advice. Its terms are on the report page.

Questions

Do I need to pay to read Keyva?
No. Every page stays open. A free account adds depth on the page you are on and saves your checks.
Does a paying subscriber appear higher or get a badge?
No. Plus changes nothing on public pages. Nobody is ranked, placed or marked by what they pay.
How do I cancel?
From your account, at any time. You keep Plus until the end of the period you have paid for and are not charged again.
Where does the data come from?
Public registers and Ejari, read as published. Keyva is independent and is not part of, or endorsed by, any government body. Each page dates and counts what it shows.
