Dubai property prices, month by month, to September 2026
In September 2026, the typical ready-home price in Dubai was AED 1,407/sqft, from 2,731 sales, 4.1% above the same month a year earlier (3,860 sales). The newest months are incomplete: late records can still arrive.
Each figure is for the home sales (apartments, villas and townhouses) registered in that calendar month, after our price and size checks. The window is the 24 complete months from October 2024 to September 2026, with October 2026 shown apart as the month to 29 October 2026, the newest day loaded, not today.

Off-plan sales · typical price, 24 complete months
Months with fewer than 5 sales are left out of the lines and shown in the table under a red (i). September 2026 can still grow, and October 2026 is not drawn: it is incomplete.
Month by month, October 2024 to September 2026
Typical price per sqft, the sales it rests on, and the ready price against the same month a year earlier (ready against ready). Ready homes and off-plan sales are two markets and are never added together. A change is shown only where both months have at least 5 ready sales. Late records can still arrive for any of these months, most of all the newest two: September 2026 and October 2026.

How to read a month
- Read the count first. A month with few sales is a thin month, and its figure carries a red (i). A typical price is the middle sale: half of the homes sold for more, half for less.
- Ready homes and off-plan sales are different markets, sold on different terms. They sit in separate columns and are never added into one price.
- The newest months are incomplete. Records reach the file after registration, in batches, and a late filing can carry an earlier date, so September 2026 and October 2026 can still grow, and their typical prices can move when the rest arrive.
- The change on a year earlier compares the same calendar month in two years, ready against ready. It moves with the mix of homes sold as well as with prices, so it is a record of two dated figures.
- This page describes history. It is not a forecast and it is not advice.
Questions
- Why does the newest month look lower?
- Because it is incomplete. Records reach the file after a sale is registered, in batches, and a late filing can carry an earlier date, so the newest month holds only part of the sales it will end up with. A count that is still filling is a smaller count, and its typical price can move when the rest arrive. The newest complete month and the month to date are marked for this reason.
- What is a typical price?
- The middle sale: half of the homes sold for more than it and half for less. Here it is the middle price per sq ft of the home sales registered in that month. It moves when the mix of homes sold moves (more villas, more small flats, a launch) as well as when prices move, so read it with the count beside it.
- Does this predict prices?
- No. The page lists what was registered, month by month. It does not forecast, rank or advise, and a change against the same month a year earlier is a comparison of two dated figures, not a direction.
