What the data shows

This page sets out gross rental yields for ready homes in a selection of areas, each measured over a window of twelve months named in each sentence below. Each figure below is a sentence computed by Keyva's code from the register and printed without change, with the yield, the area, the dates, and the number of new tenancy contracts and ready-home sales it rests on.

Each area is described separately. The areas are listed by their number of ready-home sales, in descending order; the order says nothing about the yields.

How to read these figures

The figures come from the register, which Keyva narrows to home sales. They describe home sales and not offers or asking prices.

A median is the middle value when a group of prices is put in order. It is a steadier guide to a typical sale, as a single unusual sale cannot drag it far. Keyva prints the median together with the count of sales that stand under it.

A price per sqft divides the price paid by the size of the home, so homes of different sizes can be read on a single scale. A price for the whole home is a different measure and is labelled as such.

Ready homes are finished homes. Off-plan homes are sold while still under construction. The two are priced and registered differently, which is why a figure for one is never blended into a figure for the other.

A window is a fixed stretch of time named in each sentence above. A different window gives a different figure.

The sample size is the count of sales that form a figure. A small sample can sit far from the typical sale, so Keyva prints a figure where enough sales stand under it, and leaves it out otherwise.

A gross yield divides a year of new tenancy contract rents by sale prices. Gross leaves out service charges, vacancy and fees, so it describes income without costs. Service charges differ from building to building, so the costs that make a gross yield into a net yield change for each home.

A new tenancy contract is a contract that begins in the window. A single tenancy may register in different forms. The contracts are drawn from what the register holds for the property types and dates named in the sentence.

A yield is printed where the data holds enough new tenancy contracts and ready-home sales to support it. Where the floor is not cleared, the area is named with the floor stated.

What the data does not show

The register does not show asking prices, which are marketing figures, and it does not show what a particular home is worth. It records what was registered, and this page goes no further.

It says nothing about the condition, floor, view or finish of a home, and each of those moves a price. A figure for a group of homes cannot stand in for any single home in the group.

The newest days of a window may be thinly covered if the register receives some sales later. Keyva prints the date the data runs to so that the reach of each figure is plain.

Nothing here explains why a figure is what it is, who took part in a sale, or what the market does next. The page offers no outlook and no advice, and a figure is one input among several.

For the detail under a figure, use the pages linked above: they show the same register at the level of an area, a project or a building, each with its own sample size.

A gross yield leaves out service charges, vacancy and fees, and the costs differ from building to building. It is not a net yield and is not a statement of what an investment returns.

The register does not show which home was let at which rent, and each yield figure is a single number made from two groups. It says nothing about a particular home, a particular tenancy, or who took part.

Yields are not ranked. A yield on its own is not a reason to act, and the page offers no outlook and no advice.
