Dubai rents, from the tenancy register
59,625 Ejari rent contracts in the last twelve months — what tenants actually agreed to pay, not what landlords advertised. Place a rent against them, see what a budget rents, and read where the city rents.
Where does a rent sit?
Drag a rent across the register
Yours, one you have been quoted, one you plan to ask. New lets and renewals are answered separately, because a renewal is capped and a new let is not. Where there are enough contracts, each is set against the typical rent for that area, home type and size.
AED 68,000 a year · 1-bedroom apartment · Jumeirah Village Circle
new lets, Jul – Sep 2026: higher than 50% and lower than 47% of the 3,392 new lets recorded in Jumeirah Village Circle; 3% were exactly this rent. The typical rent was AED 68,000; half sat between AED 60,000 and AED 75,000, typically 795 sqft.
Typical rent by month, last twelve complete months · months under 20 contracts left blank
renewals, Jul – Sep 2026: higher than 59% and lower than 38% of the 1,571 renewals recorded in Jumeirah Village Circle; 3% were exactly this rent. The typical rent was AED 64,000; half sat between AED 55,650 and AED 74,596, typically 808 sqft.
Typical rent by month, last twelve complete months · months under 20 contracts left blank
Where this rent sits among Ejari rent contracts — signed rents, not asking rents, and not the RERA Rental Index. Same home type and number of bedrooms, complete months only; contracts Ejari labels as hotel apartments are excluded (rare). As of 11 October 2026; contracts keep being recorded late, so these figures settle over the following weeks. Where the numbers come from.
Whether a landlord may raise a rent is a separate question — Decree 43 of 2013 measures the gap against the RERA Rental Index, not against these figures. Check a proposed increase →

Um Ramool had the largest share of new lets inside this budget
Agents who have declared they cover Um Ramool. Keyva never ranks agents by payment.
These are areas, not listings. Every figure comes from Ejari rent contracts on new tenancies already recorded — what people actually agreed to pay — which says nothing about what is vacant today.

New lets vs renewals
New lets carry higher rents than renewals
A fact that exists only in Ejari rent contracts, because no listing says whether the tenant was new or renewing.

A renewal starts from the previous contract and may rise only within the bands of Decree 43 of 2013, measured against the RERA Rental Index for similar homes; a new tenancy is priced freely. Renewal rents therefore follow the market with a lag. These are two sets of contracts, not the same homes tracked over time. Not every area: in 7 of the 39 areas with 20+ contracts on each side, the typical three-bedroom renewal rent was at or above the typical new-let rent. A figure appears only with 20 or more contracts behind it; contracts Ejari labels as hotel apartments are excluded (rare).

What Dubai actually rents at
Typical rents from Ejari rent contracts — what tenants agreed to pay, not what was advertised. The two charts below run Jan 2022 to Sep 2026; the figures beside them cover the last twelve months only, and each says so. Two lines, never one: a renewal is priced off the previous contract, within the bands of Decree 43 of 2013, and a new tenancy is priced freely, so the two move differently. Renewals are also recorded later than new lets, so a combined line's newest months lean towards new lets and read high. Months still being recorded (the newest, and any month under 90% of the three before it) are left off the end.

Ordered by how many contracts were recorded — where Dubai actually rents — until you choose a column. Typical rents over the last twelve months; new lets and renewals each appear only with 20 or more contracts behind them and are never added together. “All contracts” counts the two together. Year on year compares each area’s typical new-let rent per sqft with the same month a year earlier — new lets only, because renewals are recorded weeks later than new lets and a combined figure’s newest months lean towards new lets. It uses the newest complete month with at least 20 new lets, and is blank where the month a year before it held fewer, or the area has fewer than 13 months that held that many.

Been quoted a rent, or sent an increase?
Put it against the Ejari rent contracts actually recorded for that area and size, and against the RERA band that limits what a landlord may ask on renewal.
